A landed estate of close to 55 acres (22 hectares) containing four buildings at a short distance from the center of Dogliani, in an enviable position suitable for growing vines, hazels and other crops. The size and location of the estate within the unique vineyard landscapes of Piemonte represent a genuine rarity among Langhe properties. The land, divided into three separate but nearby parcels consists of an agricultural section measuring 15.5 hectares (39 acres) and woods which cover 6.2 hectares (slightly over 15 acres). Starting at 275 meters above sea level, the land gently ascends to approximately 450 meters, most of it facing south. It is worth mentioning that the woods contain many mature trees and are a promising place to seek for the white truffle of Alba, Langhe's most coveted natural treasure. The land is traditionally suited for planting vines, particularly of the Dolcetto variety which will produce the highly regarded wine with the DOCG Dolcetto of Dogliani denomination. Most of the land does actually consist of former vineyards, but is equally suitable for growing other crops, for instance the local Piemontese hazelnut which has been in high demand of late and generally ensures good returns. There are four buildings set within the property. The main, 3-story, 580 sq meter house has undegone structural improvements and is in need of interior renovation. It contains some interesting traditional architectural features worth preserving. The three remaining buildings, one of them an ancient chapel, are ruins that may be completely rebuilt.
