A truly enchanted spot tucked away amidst meadows and woods, steeped in the silence of the mountains at 1200 meters of altitude in the Maritime Alps. We are in the locality of Valcasotto, distinguished by the presence of a manor of the Savoy royal family.
The property consists of three stone buildings forming a small hamlet and of 8 hectares (7.4 acres) of land divided into several plots set close to one another.
The main building is a restored three-story house featuring on its ground floor a kitchen, a workshop and two garages. On the first floor another kitchen, a living room, two bedrooms and a bathroom. On the top floor 2 additional bedrooms and a bathroom. The home’s interiors, with abundant wood and stone fixtures, are typical of the area’s traditional mountain cottages. Long wooden balconies extend along the home’s façade and afford a view of the property and the surrounding landscape.
The home is heated by three cast-iron stoves, a fireplace with air circulation and an electric fan.
The second building is an ancient stable with overlying hayloft. Each of its floors measures approximately 65 sq meters. The building’s structure (walls, foundations, roof) has been restored while the interiors remain to be completed and are apt to be put to a variety of different uses. Next to the stable there is a stone water trough where a commemorative plaque has been affixed reminding that king Vittorio Emanuele III used to water his horses here while on excursions and hunting expeditions in the area.
The third stone building, while not unsafe, is in need of total restoration.
On one of the separate land plots making up the property there is a stone shed which, if restored, could become a particularly panoramic holiday cottage.
One of the distinctive characteristics of the property is the not overly steep land that includes meadows, woods and chestnut groves. It is suitable for growing a variety of crops typical of mountain areas, for raising animals, for beekeeping and equestrian activities.
It is worth mentioning that Valcasotto is home to a facility for ageing cheese managed by the famous Beppino Occelli. If you happen to come to the area, do not forget to stock up on the delicious locally produced maize flour biscuits.
